Loft conversions on Worcester housing
The Georgian and Victorian housing around the cathedral, Barbourne, St Johns and Battenhall has steep roofs with good head height, which is promising, but the timbers are old and the conservation areas limit what can change on a visible slope. Rooflights on the rear are usually the acceptable answer, a new floor spans independently of the old ceiling joists, and on a listed building altering the roof space needs consent from Worcester City Council. The fire escape route on a tall terrace, a protected stair down through two floors, is what decides the layout and it is designed first.
On the estates at Warndon, Ronkswood and the newer developments the roofs are trussed, so the conversion is a structural job first: the trusses come out and a designed steel and joist structure goes in, with a rear dormer within the volume limits to give head height where the pitch is shallow. Every conversion needs building regulations approval for the structure, fire safety and the stair, and our quote includes the inspections. Can I put a dormer on my Victorian house in Worcester?
On a visible slope in the conservation area, usually not; rooflights on the rear usually are acceptable. Worcester City Council confirms it for your address and we check before designing.
The house is three storeys already. Does that change the fire rules?
Yes. A loft over two floors needs a protected stair all the way to the front door and fire doors on the rooms off it, and it shapes the layout. We design it first rather than retro-fitting it.
Will you take on a loft conversion this far from Redditch?
