Loft conversions on Stratford-upon-Avon housing
The housing at Bishopton, Tiddington and the newer estates has trussed rafter roofs, which means a conversion is a structural job first: the trusses come out and a designed steel and joist structure goes in before there is a room. Head height on these roofs is often modest, so a rear dormer is what makes the space usable, and within the volume limits it is usually permitted development outside the conservation area. The staircase position decides what you lose on the floor below, and we settle that at the survey.
On the Victorian and older property in Old Town and around the centre the roof is cut-and-pitch with better height, but the timbers are old, the conservation area restricts what can change externally, and a listed building needs consent to alter the roof space at all. Rooflights on the rear slope are usually the answer there. Every conversion, on either side of town, needs building regulations approval through Stratford-on-Avon District Council for the structure, the fire escape route and the stair, and the certificate is in the quote.
What we are asked for here
- Trussed roof conversions with new steel and floor structure on the estates
- Rear dormers within permitted development limits
- Rooflight conversions on period property in the conservation area
- Protected stair, fire door and escape window compliance

Had Marcus & the team remove my spray foam last week. They was very professional & left no mess. They replaced my old felt with a new membrane as it was so old & falling apart. I have recommended them to my neighbour. Good service all round.
Had spray foam removed by Carter Langfold they did an excellent job they were very courteous on site and made sure there was no mess left after completion of the works.

Questions
Loft conversions in Stratford-upon-Avon, answered straight
My Stratford estate house has a trussed roof. Can it be converted?
Yes. It is the usual case here. The trusses are replaced with a designed structure, and that is the bulk of the work and the cost. Anyone who quotes it without mentioning the trusses has not looked properly.
Can I have a dormer in the conservation area?
On a visible slope, usually not. Rooflights on the rear usually are acceptable. Stratford-on-Avon District Council confirms it for your address and we check before designing.
Will the room count as a bedroom?
Only with the building regulations certificate: protected stair, fire doors, escape window and the structure to standard. That is included in our quote, and it is what a buyer's surveyor will ask to see.
