Spray Foam Removal, Nationwide

Spray Foam Removal, Nationwide

Certified removal with the roof timbers assessed and repaired where needed. Covered nationwide across the UK.

Removal is the start of the job, not the end of it

Spray foam insulation has become a serious problem for homeowners: it hides the roof structure from surveyors, some lenders are cautious about mortgaging homes that have it, and removal quotes vary wildly because they often price completely different scopes.

This is where being a construction company matters. A removal-only firm can take the foam out; if the timbers underneath have suffered, they hand you the problem. We remove the foam, inspect the structure, repair or replace what needs it, re-insulate to current standards with proper ventilation, and give you the documentation pack that surveyors and lenders want to see. Covered nationwide. Our certification is fully RICS compliant.

This is where being a construction company matters. A removal-only firm can take the foam out. If the timbers underneath have suffered, we can also repair or replace them, and re-insulate the roof properly afterwards. We cover spray foam removal nationwide. The work

What it looks like on site

Cream spray foam insulation covering the rafters of a loft before removal
Before: foam sprayed straight onto the rafters and the underside of the tiles.
Dense white spray foam covering the whole underside of a roof, rafters buried
Before: the timbers completely buried, which is what a surveyor cannot sign off.
Spray foam covering roof timbers above a water tank in a loft, seen by torchlight
Foam hiding the timbers, which is exactly what a surveyor cannot see past.
Spray foam being cleared from rafters with old insulation exposed beneath
During: foam coming off, the original felt and timber appearing.
Bare rafters and dark roofing felt after spray foam removal, looking into the eaves
After: rafters clear to the eaves, felt visible, everything inspectable.
Bare rafters and battens after spray foam removal, the timbers clean and visible again
After: every rafter and batten visible and inspectable.

I cant thank this company enough for successfully removing the sprayfoam from my auntie's house as she wasn't able to sell the property until it had been removed and signed off by the bank's surveyors. Great job, polite and professional staff, highly recommend.

Questions

Spray Foam Removal questions, answered straight

How much does spray foam removal cost?

Quotes vary widely because they often price different scopes: open cell strips out faster than closed cell, and the real question is what the timbers underneath need. Our guide to spray foam removal cost explains what moves the number; the survey gives you a fixed written figure.

Can you get a mortgage on a house with spray foam?

Some lenders are cautious, particularly with closed cell foam sprayed directly onto the underside of the covering, because it stops the structure being inspected. In practice many buyers are told the foam has to come out before the lender proceeds, which is why sellers deal with it early.

What happens after the foam comes out?

The timbers and battens get inspected, anything that has suffered gets repaired or replaced, and the roof is re-insulated with proper ventilation. A removal-only firm can do the first step; we do all three.

What property types and surfaces do you remove spray foam from?

Loft rafters, pitched and flat roofs, timber framed properties, crawl spaces and cavity walls, in everything from heritage buildings to modern homes. The removal approach is matched to the construction and condition of each building at the survey.

How long does spray foam removal take?

Most domestic lofts are cleared in one to three days depending on size, foam type and access. Larger or more complex removals take longer, and the written quote confirms the programme for your property.

Do you provide documentation for surveyors and lenders?

Yes: a removal report, photographs of the exposed timbers, details of any repairs, and the specification of the replacement insulation. That package is what reassures a surveyor or lender later.
