How much does spray foam removal cost?

Can you get a mortgage on a house with spray foam?

Some lenders are cautious, particularly with closed cell foam sprayed directly onto the underside of the covering, because it stops the structure being inspected. In practice many buyers are told the foam has to come out before the lender proceeds, which is why sellers deal with it early.

What happens after the foam comes out?

The timbers and battens get inspected, anything that has suffered gets repaired or replaced, and the roof is re-insulated with proper ventilation. A removal-only firm can do the first step; we do all three.

Do you provide documentation for surveyors and lenders?

Yes: a removal report, photographs of the exposed timbers, details of any repairs, and the specification of the replacement insulation. That package is what reassures a surveyor or lender later.
