Why quotes differ so much
Ask three firms to price removing spray foam and you can get three very different numbers. Usually that is not because one is greedy: it is because they are quoting different scopes.
- Open cell versus closed cell. Closed cell foam is denser, bonds harder and is significantly more labour-intensive to remove.
- How well it was applied. Foam sprayed directly onto the underside of the covering with no membrane is far harder to remove cleanly than foam applied over a sound felt.
- Roof size, pitch and access. More area and more awkward access means more hours.
- Whether the price includes making good afterwards. This is the big one.
Removal is rarely the whole job
The reason spray foam is a problem is not only that it is hard to remove. It is that it hides the roof structure and can trap moisture against the timbers. Once it is out, you find out what condition those timbers are actually in.
That means the honest scope is usually three stages, and a quote covering only the first is not comparable with one covering all three:
- Remove the foam and dispose of the waste
- Inspect the timbers and battens, and repair or replace what has suffered
- Re-insulate correctly, with ventilation that lets the roof breathe
A removal-only firm can do the first stage. If stage two finds damaged timbers, they usually cannot help, and you are back to arranging another contractor while your roof is open.
Can you sell a house with spray foam insulation?
You can market it, but it can complicate the sale. Some lenders are cautious about lending on properties with spray foam in the roof, particularly closed cell foam applied directly to the underside of the covering, because it prevents inspection of the structure.
In practice that means a buyer relying on a mortgage may be told their lender will not proceed without the foam being removed and the roof inspected. Cash buyers have more freedom, but tend to price the risk in.
If you are planning to sell and there is foam in the roof, deal with it early rather than mid-chain. Discovering it during a survey is the worst possible timing.
What documentation is worth having
Keep the removal report, photographs of the timbers once exposed, details of any repairs carried out, and the specification of the replacement insulation. That package is what reassures a surveyor or a lender later, and it is much easier to assemble at the time than years afterwards.
Beware the cheapest quote
"Cheap spray foam removal" is a common search, and it is understandable. But the cheapest quote is usually the one that scopes only the foam, assumes the timbers are fine without checking, and leaves the roof uninsulated. The cost then reappears later, generally at the least convenient moment.
