Roofing on Redditch housing
A large share of Redditch was built in one push between the late sixties and the early eighties, and the roofs went on with the concrete interlocking tiles of that period. Fifty years on, whole streets across Church Hill, Matchborough, Winyates and Woodrow are reaching the same point at the same time: tiles going porous, nibs snapping, felt underneath perished to dust, and battens that have been wet for years. The tell-tale is not usually a leak. It is a loft that smells damp in winter, or a neighbour having theirs done.
The honest answer on most of these roofs is a full strip and re-cover rather than patching, because the felt is the problem and you cannot replace felt without lifting the tiles. When we do that we put a breathable membrane on, check every rafter and batten before the new covering goes down, and price any timber replacement at a stated rate in the quote so it is not a surprise. Flat-roofed garages from the same era are the other regular call: the original felt has usually failed and we replace it with a proper GRP or EPDM system rather than another layer of felt over the top.
Older property around the town centre, Headless Cross and the original village cores is a different job again, with clay tiles or slate and often a chimney that has been left alone for decades. Those get the same survey first, and we will tell you if it is a repair rather than a replacement.
