Working in Warwick
Inside the old walls Warwick is Georgian brick rebuilt after the fire of 1694, with older timber-framed survivors, nearly all of it in the conservation area and much of it listed. Around it the Victorian villa suburbs at Emscote, Myton and the Cape have tall slate roofs and wide frontages; Woodloes Park is a seventies and eighties estate now due its first re-roofs; Chase Meadow and the newer estates bring tight plots, covenants and block paving that has sunk. The villages around the town, Barford, Leek Wootton and Hatton Park, have larger plots and larger houses.

What affects the price in Warwick
Warwick prices split three ways. In the conservation area consent and matched materials drive the number; on the Victorian villas the detail does, slate, ridges, leadwork and matched brick; on the newer estates it is covenants, reduced permitted development and the cost of digging out a base that was never done properly the first time. The villages give the room for larger jobs priced from the specific plot.

Planning and building control go through Warwick District Council. Listed building consent is a separate process and applies to much of the town centre.

They are different things with different consent processes, and both can apply in the town centre. Warwick District Council confirms which applies to your address, and we check before quoting.
Do you cover Leamington and Kenilworth as well?
Yes. Leamington has its own pages because the Regency property there is a different kind of work. Warwick is the eastern edge of our standard area and we take on full projects here.
Why has my Chase Meadow drive sunk?
It was laid fast on a thin base. We dig out, put in a proper compacted sub-base and edge restraints, then re-lay or replace the surface.
